The home designs for this subdivision is not yet published ?? ....They have some drawings but no layout of home on there web site

The home designs are yet to be finalized. A few hints I gathered from a recent meeting are:

-Only single family, detached homes
-All will have 2 car garages
-No rear/alley load garages
-Some plans will have a guest suite on main floor
-A few will have 3rd floor attic/bonus.
-No basement homes

Any new update on this community? Is the pricing, floor plan and acreage available?

Models are under construction, expecting to announce the prices by next month.

Birkshires Grand Opening April 7th!

-All the information I have given below is based on what I know now. This is SUBJECT TO CHANGE. The builder is in the process of finalizing the prices.

-All homes have 2 car front-entry garages
-Exterior is fiber cement
-9ft ceiling down and 8ft up.
-Energy Star 3.0 homes
-Small lot sizes
-HOA to maintain yard. HOA fees approx. $100 per month.

The 4 floor plans will be:

Sq ft: 1749, 2106, 2113 & 2546
(All the 4 plans are in the framing stage at Birkshires now. Be careful if you are walking the site).

Graham/ 1749 sq. ft./ 3 bed / 2.5 bath
Hudson/ 2106-2515 sq. ft./ 3 bed/ 2-3 bath *Optional 3rd floor game room
Barrington/ 2113 sq. ft./ 3 bed/ 2.5 bath *First floor owner’s suite
Winsted/ 2546- 3050 sq. ft./ 3-4 bed/ 2.5-4 bath *Optional 3rd floor game room (has OPTIONAL full bath on main floor)

Prices are expected to be starting right BELOW $250K and going to the $330's. May not be finalized until end of Feb.

How is this community and will it be a good choice to buy a home here?
Do they have North or East facing lots? school info etc?

Anybody else planning to buy @ birkshires? Any research/info is greatly appreciated.

Yes, Birkshires looks like it will develop to be a 'good' community. Though the lots are small, the location is very good with proximity to RTP, RDU & the highways. Yes they do have a good number of lots with East & North orientation. The current school assignments are Cedar Forks (capped), West Cary & Panther Creek.

The purchase process consists of applying for a loan pre-qualification using the builder's preferred lender (Stanpac) form. Then you have to register as a 'VIP buyer'. Please email me (click on my banner ad above for my email address) and I can forward you both these forms. The priority in getting a contract appointment is determined by the pre-qualification time. Therefore, if you are interested, please don't wait.

Has the prices been finalized yet? When it is expected to finish up? or is it already done?

Hi Raj, they started writing contracts (selling) this morning. Only the people already selected from the VIP list are given appointments to write a contract. If you are interested, the best thing to do is to complete the Registration and Pre-qual forms so you will be considered when any new lots are released. Please contact me if you need these forms.
